As with all types of Real Estate, waterfront in Florida is it's own specialty requiring experience as well as specialized knowledge of docks, boat lifts, waterway authority, waterway navigation ,vessel restrictions, ICW constraints, sea wall construction, and Army Corps of Engineer jurisdictions.
For example, a home on a channel may not be permitted to build a sea wall because of Mangrove growth. On the other hand a seawall may not be permitted because it does not join with an adjacent sea wall. A Dock may not be permitted because it is deemed an obstruction to navigation.
